Flat Roof Assessment Before You Build
Chicago flat roofs require specialized inspection that standard home inspectors lack the expertise to provide. We evaluate membrane integrity—whether EPDM, TPO, PVC, or modified bitumen—checking for blistering, bubbling, cracking, and deterioration. Flashings around penetrations for HVAC, plumbing vents, and skylights receive particular attention since these transition points cause the majority of leaks.
Our assessments estimate remaining useful life based on membrane condition, drainage effectiveness, and how previous repairs have held up. For deck projects, we determine whether the existing roof can support the additional load or if replacement should happen first.
