Structural modifications with engineering
That wall between your kitchen and living room might be holding up your second floor—or it might not. Load-bearing wall removal requires knowing the difference, then engineering a proper replacement. Get it wrong and you're looking at sagging floors, cracked drywall, or worse. Get it right and you have the open floor plan that makes a Chicago home feel twice its size.
The process starts with structural analysis to determine what loads the wall carries and design the beam that will replace it. We obtain the required permits, install temporary shoring to support the structure during work, then remove the wall and install a steel or engineered lumber beam sized for the span and load. Any electrical, plumbing, or HVAC in the wall gets properly rerouted.
When we're done, you have open sight lines and properly documented structural work that won't cause problems when you sell. The permit closes, the inspection passes, and your home's deed reflects reality—no surprises for future buyers, no rolled-back upgrades, just an open layout built on solid engineering.
