Chicago's expansive clay soils create constant stress on foundations. The freeze-thaw cycle, hydrostatic pressure from saturated soil, and decades of settling produce the cracks and shifts that show up as sticking doors, uneven floors, and visible wall cracks. Left alone, these problems worsen—what starts as a hairline crack becomes a structural failure.
We diagnose the actual cause before recommending repairs. Crack injection with polyurethane or epoxy seals water intrusion permanently when settlement has stabilized. Active settlement requires helical piles or driven piers that transfer your home's weight down to stable soil or bedrock, often lifting the foundation back to level. Bowing walls get carbon fiber reinforcement or wall anchors to arrest further movement.
The repair method matches the problem. Small non-structural cracks might need only injection sealing. Foundation sections that have settled may require underpinning with piers. Our structural engineer determines what's actually happening and designs the minimal effective repair—not overselling complex solutions when simpler ones work.
