Building envelope assessments
Buildings eighty feet or higher in Chicago must comply with the city's facade ordinance, requiring critical examinations every four, eight, or twelve years depending on construction type. Masonry buildings affixed with concealed metal fasteners on structures fifty years or older face additional inspection requirements. We conduct hands-on assessments from scaffolding and inspection openings to evaluate deteriorating mortar, spalling brick, corroding lintels, and failed sealants.
Our inspections cover the complete building envelope: masonry walls, terra cotta elements, metal features including signs, fire escapes, and canopies. We identify water intrusion paths, assess anchor integrity for cladding systems, and document conditions with precise locations and photographs. Findings are classified as Safe, Safe with Repair Program, or Unsafe and Imminently Hazardous per city requirements.
Beyond meeting ordinance deadlines, our reports prioritize repairs by urgency and cost, giving you a practical path forward. When immediate safety concerns exist, we coordinate the required 24-hour city notification and can execute protective measures and permanent repairs through our restoration crews.
