Pre-purchase building assessments
Commercial and residential property purchases require thorough due diligence that standard inspections cannot provide. During your contract period—typically thirty to ninety days—we conduct comprehensive assessments covering structural integrity, mechanical systems, building envelope, and site conditions. We coordinate environmental phase assessments when contamination history exists and review zoning compliance for your intended use.
Our due diligence goes beyond identifying current conditions. We evaluate whether the structure can support your planned improvements: roof deck additions, floor plan modifications, or system upgrades. We assess code compliance issues that could affect permitting, identify deferred maintenance that will become your responsibility, and provide realistic cost projections for bringing the property to your standards.
The detailed report becomes your negotiating tool and renovation budget foundation. You understand exactly what repairs are needed, what upgrades your plans require, and what the property will actually cost to develop. When significant issues emerge, you have documented findings to renegotiate terms or walk away before closing.
